Thomson Reserve sold 1,143 of its 1,268 apartments, roughly 90%, at an average price of S$2,900 per square foot during the launch weekend.
The developers, UOL Group and CapitaLand Development, said most purchasers are Singaporeans buying for personal use or investment. The launch attracted about 32,000 visitors over two preview weekends.
Broad appeal across floor plans
Prices started at S$1.5 million for two-bedroom homes and S$2.5 million for three-bedroom units. All three- and four-bedroom apartments were sold out at launch, and most five-bedroom homes were taken. The mix of layouts, from compact two-bedroom options to spacious five-bedroom suites, gave families and investors a range of choices that matched varied budget thresholds.
Kelvin Fong, chief executive of PropNex, noted the project recorded the highest weekend sales of any launch this year, beating the 853 units moved at Tengah Garden Residences in April. He added that the rapid uptake reflects strong buyer confidence in the Upper Thomson corridor.
The strong response highlights how location, price tier and design can combine to attract both families and investors. Buyers appear willing to pay a premium for a well-connected neighbourhood that offers sizable living spaces.
Comparisons and market signals
By contrast, the September launch of Amberwood at Holland moved only 23 of its 70 homes, a 32.9% take-up rate. Analysts see the Thomson Reserve performance as a reversal of the recent slowdown in initial sales.
Nicholas Mak, chief research officer at Mogul.sg, said the data suggests buyers remain selective but still value proximity to MRT stations and retail malls, even in core central locations. He pointed out that convenience and easy access to public transport continue to be decisive factors for many Singaporean purchasers.
For residents, the development promises extensive green space, with 88% of its five-hectare site dedicated to landscaping and shared facilities. This layout may help families enjoy a quieter environment while staying close to schools, parks and the Upper Thomson dining strip.
The project’s generous green allocation also supports outdoor activities and communal gatherings, adding to the appeal for households that prioritize a healthy lifestyle.
